Through the City of Fort Worth’s Homebuyer Assistance Program (HAP), qualified first-time buyers can receive up to $25,000 in down payment and closing cost assistance—a game-changing opportunity for individuals and families who are ready to build stability, equity, and a future in Fort Worth.

How does HAP work? Who is eligible for down payment assistance?

HAP provides up to $25,000 in funds to cover down payment and closing cost in the form of a forgivable loan to eligible homebuyers purchasing within Fort Worth city limits who meet income and other program requirements, such as: 

  • Your household income must be below 80% of the Area Median Income determined by HUD (for a family of 4, that's currently $85,350 as of June 2025).

  • You must be able to qualify for a fixed-rate mortgage from an approved lender. (Does your credit need work? We can help.)
